This design build project is a 50,000, two-story with a basement, high end office building for Mack Energy Corporation located seven miles outside Artesia, NM. It has five below-grade vaults with two safe doors to control access. The building has a racquetball court and an exercise gym. The lobby has a 33' tall water feature, granite floor, Peruvian travertine wall, and custom precast stairs that cantilever off a center stringer with a patina steel and cable handrail. The exterior walls are a mix of colored exposed aggregate and blasted tilt up concrete panels placed by Jaynes Structures.

The Jaynes Woodshop produced casework throughout the building with a mix of solid surface and granite tops as well as wood wainscoting, paneling of many offices and paneling the lobby elevator. The Woodshop also earned the contract to produce the incredibly high end and specialized furniture package for six of the executive suites and built the custom conference tables for the conference rooms.

WINNER OF THE 2011 AMERICAN SOCIETY OF CIVIL ENGINEERING OUTSTANDING CIVIL ENGINEERING PROJECT AND THE 2011 ASSOCIATED GENERAL CONTRACTORS SAN DIEGO CHAPTER BUILD SAN DIEGO MERIT AWARD

The new 52,000 SF Broadway Pier Cruise Ship Terminal accommodates 2,600 passengers and houses ticketing stations, a Customs Station, a Homeland Security station, as well as a passenger lounge, baggage claim area and baggage handling areas. The Cruise Ship Terminal is the Port of San Diego’s first “green” building (LEED Silver). Sustainable features include recycled content (concrete and waste materials), Low-E emitting materials, natural ventilation, photovoltaic panels, reflective roof paint, and low-flow toilets, urinals & faucets. The design features a saw tooth roofline with glass facade and glass roll-up doors, a public pavilion open to the San Diego Bay, and public access to the pier when ships are not in port. In order to accommodate the 2.5 million pounds of structural steel that supports the 2-story terminal building, the pier required major seismic improvements.

Originally constructed in 1913, the pier was extended in 1930 and 1980. Each phase presented different challenges to upgrading the underside of the pier structure to comply with current seismic codes. Concrete piles driven down 20 to 30 feet into the bay, were reinforced by adding rebar and concrete. At select pile locations, underwater installation of base isolators was required. During seismic activity, the isolators absorb seismic forces and prevent the seismic activity from being transferred to the building on the pier deck. Because of the challenges associated with working under the pier, much of this work had to be accomplished in the middle of the night during low tide hours.

Although this project was designed to meet LEED Silver requirements, it actually achieved LEED Gold.

Farmington | Jaynes Corp | Sports Facilities

This project consists of building a new 27,565 square foot gymnasium for Newcomb High School. The building has coach's offices, training rooms, locker rooms for men and women, a concession and eating area, restrooms, an announcer's booth that serves the gymnasium as well as the football field and track field, and a new gymnasium with concrete bleachers that can hold 1508 occupants.

The exterior and interior walls consist mainly of exposed masonry construction with some interior walls being painted. Interior finishes consist mainly of floor tile, and epoxy flooring in the gymnasium support areas with maple sports flooring in the gymnasium. This facility has unique features such as the canopy at the front entry and four mechanical mezzanines at the four major corners of the building. The structural steel in the gymnasium was designed to have a cross-hatched pattern to make the interior of the gymnasium look very clean and appealing to the eye.

Farmington | Jaynes Corp | Healthcare

This project is a new 11,000 square foot free-standing single story building, structural steel framing supported on standard spread footing foundation system. The building envelope consisted of steel studs clad with stucco and TPO roof. Windows were aluminum and interior doors were solid wood core and hollow metal frames. The building spaces include general offices, kitchen, meeting rooms and supporting spaces. Site work included various site utility extensions, grading and drainage to support the building. Site improvements included asphalt drives and parking lot with extensive landscaping encompassing the site and building.

The San Juan Center for Independence is a community based non-profit agency that was established by people with disabilities for people with disabilities. The agency serves as a consumer-driven community action program that provides services which help maximize independent living choices for all people regardless of the individual’s disability.

This is a multi-phased project spanning nearly two years. It consists of a new, two story building; renovation of a gymnasium, locker rooms, cafeteria and science building. Site work includes demolition of an existing building; upgrading utilities throughout the campus; installing a new road along the west side of the campus to separate bus traffic from the new parking lots on the east side. New fencing and automatic gates will enclose the entire campus.

Farmington | Jaynes Corp | Sports Facilities

Farmington | Jaynes Corp | Office & Lab

The ConocoPhillips project consists of a new 25,884 square foot two story office building added to the existing ConocoPhillips campus. The building sits on 47EA auger cast piles and ties into a cast in place foundation system consisting of pile caps, grade beams, and stem walls. The main structure consists of structural steel columns, beams and joists. There is a slab on metal deck on the 2nd floor and roof. The exterior consists of structural metal studs, exterior sheathing, and EIFS. There is an elevator and interior stairway for access to the 2nd floor offices. There is also an interior 3 story stairway on the south side of the bldg that will serve as the main entrance for most of the Conoco Phillips employees working in the bldg that will access the 1st floor, 2nd floor, and roof levels. There are 2EA main 4000cfm rooftop units that serve the 1st and second floors of this office bldg. There are 12 terminal units per floor to aide in the temperature control for each floor. There is a boiler in a penthouse on the roof that supports the terminal units on the 1st and 2nd floors.

The interior finishes consist of mainly carpet on the floors and painted walls with each room having one wall accented. There are cork wall coverings around the walls of the main office bank on the first and second floors for ease of communication between the Conoco Phillips teams. The addition adds 3 needed conference rooms to the Conoco Phillips campus. The head end of the fire alarm system for the campus will be located in the new addition. Each floor is designed with break rooms, restrooms, and adequate power and data outlets to serve the occupants of the building and field workers needing to connect into the Conoco Phillips IT systems. There is a walkway that will allow employees to freely move from the new addition to an existing building within the Conoco Phillips campus. The building has been designed to meet the needs of the Conoco Phillips team and will be very appealing from the exterior. Safety considerations have been factored into the design and permanent tie-off points will be available during construction and after construction for maintenance use.

Construction is anticipated to start in May of 2011 and finish in the fall of 2012. The Jaynes team is currently providing preconstruction services in cost budgeting, and prequalifying subcontractors to bid the project.

The building will be a two-story, split level, steel framed construction. The architect has selected exposed concrete on much of the interior floors, both polished concrete and integrally colored. The exterior walls will be largely transparent, with extensive use of exterior glass. The exterior walls will be clad with metal panels and wrapped with a perforated stainless steel sun scrim to shade the exterior glass, providing a unique high-end appearance. A ground source heat pump system will be part of a highly energy efficient MEP system. The project is mandated to have a USGBC LEED Silver Certification under 2009 LEED NC; however, the project team is hoping to exceed the minimum sustainability requirements.
